2: Agree Reserve Price

Agree the reserve price for your property and sign the seller agreement.

3: Marketing Commences

The marketing of your property starts via rightmove to increase interest in your property.

We arrange viewings, solicitor instructions and EPC for your property.

Once the auction concludes, the buyer is legally bound to complete the sale & make full payment within 20 working days.

Is a property auction right for me?
Property auctions are increasing significantly as more and more people turn their backs on selling through the more traditional route of estate agents. There are many benefits of auctioning, however, every sale is different and it is important to get the right advice before you commit. What is a guide / reserve price?
A guide price is the price that the auction house will list your property for. This is not the selling price but a guide to the buyer as to the what the property may sell for. A lower guide price will attract more bidders and a higher end sale price. HarrisLloyd will advise you of the correct guide price.

Completion is key to a successful sale. A reserve price is the price that we agree to be the MINIMUM price you will accept for the property – the reserve price is only known by you and the auction team. It is very important to be realistic about what the minimum value is and take advice from the auctioneer. If this figure is too high the property may not sell and the auction house may even refuse to list it. If your reserve price is not reached then your property WILL NOT be sold, However, buyers can make a post-auction bid. If you do not accept you can relist your property or choose a different sales route.
Why is your service free?
Unlike many auction houses and auction agents our service is completely free to the seller. All fees are paid by the purchaser as part of their buying cost and agreement with the auction house. HarrisLloyd is paid by the auction house from the buyer’s fee. We believe that this is the fairest way as properties don’t always sell, leaving the seller out of pocket from listing and legal fees.
What if my property doesn’t sell?
If your property doesn’t sell at the first attempt (most properties sell) you can choose to either relist it or withdraw from sale. As HarrisLloyd has a panel of auction houses to choose from we may advise to use a different auctioneer or sales method.
Will you manage everything?
Yes, from start to finish. HarrisLloyd has over 20 years’ experience and knows the property auction process inside out. Once you engage our services we will agree a reserve price for your property and place it for sale with one of our panel of auction houses.
How long will completion take?
There are property auctions almost daily from over 75 property auction houses. HarrisLloyd will choose the best auction house and instruct them to list the property in an auction. Depending on the type of property this maybe a few days or a few weeks away. Once the auction has taken place the buyer is legally bound to complete and has 20 working days to make full payment to you.
